As one of the first team members of Aboria Capital, Nick Cochrane is a driving force behind our investment and development strategy along with Will Lucas. He plays a pivotal role in underwriting new opportunities and working closely with our partners at Downing.

Nick brings a rare blend of analytical expertise and deep insight into the Living sector. In his previous role, he was responsible for the UK & Ireland residential portfolio, contributing to its rapid growth and strong investment performance. He worked closely with third-party Living operators which gave him first-hand experience of the challenges of accessing real-time operational data and the significant impact this can have on managing asset performance.

Q: What’s your role at Aboria?

My role covers Aboria’s investment and development activities, both in UK PBSA and the wider European living sector as we underwrite and acquire our first investments. Alongside this, I work closely with our colleagues at Downing to help develop our vertically integrated approach to investment, asset and property management, leveraging my experience in investment management across operational sectors at DWS. I also lead on ESG strategy and initiatives across the Aboria and Downing groups, which is an exciting opportunity to shape our approach to both sustainability and social impact and engage with our investors, colleagues and residents to improve investment performance and create a positive impact

Q: What drew your to real estate investment?

Real estate investment appealed to me as an opportunity to apply my background in economics in a hands-on, people-focused industry. Having the tangible impact of investing in the places where people live and where smart capital allocation and investment management can help meet evolving social needs is a great motivator.

Q: How do see AI shaping the future of real estate investment, and are their any tools or innovations your are particularly excited about?

AI is rapidly changing our sector, and it’s great to be working with Downing and other partners on initiatives to incorporate it into our business plans and investment management processes. I’m particularly excited about how we can use AI to leverage the market and operational data we have to automate processes, drive investment performance and identify emerging investment opportunities.
