Jessica has over 20 years’ experience in real estate investment. Before founding Aboria Capital, she was CEO of DWS UK and Head of European Real Estate Portfolio Management. At Deutsche Bank and DWS she led €12bn in transactions, ran European fund management for international investors and, as CEO, oversaw 500 staff and €200bn AuM across Global Alternatives and Passive strategies, holding FCA regulatory responsibility. A pioneer in attracting Asian institutional capital from 2011, she built a multi-billion AuM platform and later became a leading figure in European Living strategies. In 2024 she became President of the British Property Federation and sits on its Board, as well as on INREV’s Board. She holds a BSc from Oxford Brookes, MRICS and the CFA UK IMC.

He aligns strategic and operational objectives between the two businesses to ensure investment goals translate into effective execution. He is also Joint-CEO of the Downing Group, one of the UK’s largest privately owned property companies, with over £3.5bn delivered in residential and mixed-use developments and a £1.65bn future pipeline. Bay’s deep understanding of the property landscape and Downing’s track record led him to co-found Aboria to capitalise on market cycles and create long-term generational value. He is now pioneering next-generation PBSA operations through prop-tech and AI, driving data-led investment and operational strategies. He holds a BSc from the University of Tampa.

Rob oversees financial and performance reporting for investors, compliance, and accounting supervision across acquisitions, disposals, joint ventures and fund creation. He brings over 20 years of real estate investment experience spanning funds, co-investments, joint ventures and operating platforms across Europe. Prior to Aboria Capital, he spent 15+ years at MARK Capital Management, playing a key role in its growth from a boutique to a leading pan-European real estate investment manager. Joining shortly after the global financial crisis, he helped scale the business from under 15 to 100+ employees, supporting finance, structuring, investor relations, transactions and debt financing, and contributing to over €4bn in equity commitments. Rob began his career at Deloitte, then JER Partners, and holds a BSc in Mathematics from the University of Warwick. He is an FCA via ICAEW.

Issie leads our Client Capital team, overseeing capital formation, product development and investor relations. She brings over 16 years of real estate experience across product strategy, development, capital formation, investor relations and asset management. Prior to joining Aboria, Issie was Head of Real Estate Specialists, EMEA at DWS, focusing on product strategy and capital formation for European real estate equity products. She previously held senior roles at Aviva Investors as Investment Director and Product Development Director, where she developed new investment solutions and launched Aviva’s first European real estate value-add fund series. Earlier in her career, Issie worked at LaSalle Investment Management as Associate Director and Product Specialist for UK PRS strategies. She holds a BSc (Hons) in Real Estate and a CFA Level 4 in Investment Management.

Will is a Portfolio Manager in Aboria’s investment team, responsible for underwriting, executing investments as well as financial and performance reporting to investors. He sits on the Investment Committee and is the Chair of the Valuation Committee. Will has more than 13 years’ experience in finance and real estate. A Chartered Accountant, he began his career at PwC, where he spent five years in the Real Estate Assurance and Transactions Services department. In 2017, Will joined MARK Capital Management, where he gained broad experience across the Finance and Portfolio Management teams. His responsibilities spanned transaction execution, financial analysis, and investor management across multiple real estate sectors and geographies in Europe. Will graduated from the University of Durham with a BA (Hons) in Modern Languages. He is also a Chartered Accountant (ACA), accredited by the Institute of Chartered Accountants in England and Wales (ICAEW).

Nick is a Senior Associate in Aboria’s investment team, focused on underwriting, executing investments and leading our ESG strategy. He joined from DWS, where he was part of the UK and Ireland Real Estate team and gained broad experience across asset management and transactions. At DWS, Nick worked closely with senior leadership, including Jessica Hardman, on high-profile residential and commercial projects, such as large-scale redevelopment and forward funding schemes. He also helped manage trophy assets for global institutional clients and contributed to the rapid growth and strong investment performance of DWS’s UK & Ireland residential portfolio. His experience spans the full investment lifecycle, from deal execution to strategic asset management. Nick holds a BA from Oxford, an MSc from Amsterdam, and the CFA UK Level 4 Certificate.

Over nearly three decades at UBS, Eric became a market leader in alternatives investment solutions, scaling real estate and infrastructure platforms across client segments. In 2007, he co-founded UBS Asset Management’s real estate multi-manager business, which grew to manage around $50 billion in assets, and from 2013 to 2024 he led the business globally, shaping strategy and expanding its institutional client base. Alongside this, he served for five years as CEO of UBS Asset Management UK, overseeing governance and operations of a multi-asset platform managing roughly $300 billion. As a strategic adviser to Aboria, Eric provides guidance on growth strategy, market positioning, European expansion, and governance. He also advises UBS’s Unified Global Alternatives business.

Operating at the centre of the organisation, she enables effective decision-making, manages competing priorities, and ensures the seamless execution of day-to-day and business-critical activities. Rebecca studied International Business, bringing a global perspective and strong commercial acumen, alongside an understanding of the demands placed on leaders in financial services. She previously worked in private equity at Energy Equation Partners, developing experience supporting investment professionals in a high-performance environment. Drawn to Aboria’s entrepreneurial culture, Rebecca partners closely with the CEO and C-suite, overseeing complex schedules, executive communications, and key stakeholder relationships while supporting the firm’s continued growth.
